New and Coming Soon to Germantown (Summer 2026)

Below is a list of businesses that have recently opened, or are set to open in Germantown, MD:

  • Biryani Grill is coming to the Germantown Commons shopping center, taking over the former Cafe Hong Kong space at 13038 Middlebrook Road. The restaurant, which already operates locations in Aldie, Ashburn, and Chantilly, Virginia, will bring a menu centered on traditional Indian cuisine. According to its website, the menu highlights a variety of signature biryanis, including mutton (goat), chicken dum, and paneer, all slow-cooked with basmati rice and spices. Tandoor specialties such as paneer tikka, fish tikka, and hariyali chicken offer grilled options, while curries like chicken tikka masala, goat curry, and paneer lababdar round out the menu with rich, savory dishes.
  • Curry Z is now open at 13525 Clopper Rd., taking over the space previously occupied by Bitez, which operated there from July 2025 until closing in January 2026. It’s located in the same shopping center as Mamma Lena and Rio Grande Bar & Grill. According to the restaurant, Curry Z combines traditional Indian favorites with dishes inspired by the Himalayan region, alongside Indo-Chinese specialties. The menu features classic curries, tandoori specialties, handmade momos, street food, and a storefront-exclusive build-your-own bowl option for lunch.
  • Goodwill is now open at the new Waters Village Shopping Center, a redevelopment project at the intersection of Waters Road and Wisteria Drive in Germantown. The organization noted that the new location is the first retail store and donation center in Montgomery County’s northern region (north of Gaithersburg).
  • Hinzi’s is now open at 13015 Wisteria Drive, taking over the space previously occupied by Mangino’s. The concept, founded by Hina “Hinzi” Awan, first opened in 2024 at 503 N East Street in Frederick and blends Pakistani-inspired flavors with Mediterranean influences. Awan began her culinary journey experimenting with recipes in her Gaithersburg middle school kitchen, shaping the vision for a fast-casual concept centered on fresh, flavorful, and approachable food. The menu focuses on customizable rice bowls and kati rolls, with popular options including butter chicken, gyro, paneer tikka, falafel, and chickpea masala bowls, along with handheld items like chicken kati rolls, crispy chicken rolls, and paneer tikka rolls. Sides such as samosa chaat, mirchi masala fries, and hummus with pita complement the menu, while drinks include masala chai and mango lassi, and desserts like rice pudding and baklava round out the offerings.
  • Kusshi Sushi is coming to the former Zane Japanese Eatery space next to Beers and Cheers in Germantown. The space previously housed Indian Bistro and EN Asian Bistro and Sushi. Kusshi first made its debut in North Bethesda’s Pike & Rose in 2018, where it quickly developed a loyal following for its high-quality sushi, inventive rolls, and stylish, casual atmosphere. The concept’s success has fueled rapid growth throughout the region, including openings in Bethesda, Rockville Town Square, and Downtown Silver Spring, among other DC-area locations. This will be the first upcounty location in Montgomery County.
  • Last year we reported that Marco’s Pizza signed a new three-unit franchise agreement to open locations in Montgomery County, led by cousins Sri Masabathula and Sasi Vaddi under SS Brothers Pizza, LLC. The exact locations have not yet been announced.
  • Sakura Go is coming to 20940-B Frederick Road in the Neelsville Village Center in the former home of BGR, short for “Burgers Grilled Right,” which closed in January. According to the restaurant’s website, Sakura Go will offer a menu of hibachi dishes, poke bowls, and pho, blending Japanese and Vietnamese flavors with an emphasis on fresh ingredients, along with online ordering and catering options. Sakura Go currently has locations in Clinton and Kettering, Maryland. The restaurant is expected to open this summer.
  • Starbucks is coming to the Germantown Square Shopping Center, taking over the space previously occupied by SunTrust/Truist bank at 12605 Wisteria Dr. Germantown Square is home to the Lancaster County Dutch Market, Dollar General, Spice Grill, and Super Chicken.
  • Wonder Food Hall is continuing its expansion across the region, with plans to open a location in the former Jos. A. Bank space at 20936 Frederick Road in Neelsville Village Center. Wonder combines food delivery, takeout, and dine-in service under one roof, offering menus from multiple restaurant concepts. The Germantown location will follow Wonder’s first Montgomery County site, which is set to open in Rockville this spring.
  • Crumbl Cookies permanently closed its Germantown location at 20650 Seneca Meadows Pkwy in May. Crumbl Cookies opened its first MoCo location at Federal Plaza in Rockville in 2020 and has an additional location in Gaithersburg’s Kentlands. Crumbl Cookies is a national dessert chain known for its large, freshly baked cookies and rotating weekly menu that features a mix of classic and specialty flavors. The company has built a strong following through its pink-box packaging, social media presence, and limited-time offerings that change each week, encouraging repeat visits from customers. The Germantown location was opened in 2022 by franchisees Rob Davis and Mark Sumsion.
  • F45 Training’s Germantown at 20630 Seneca Meadows Parkway, Suite 3, permanently closed last month. Founded in Australia, F45 has grown into an international fitness franchise with studios around the world. Following the Germantown and Olney closures, Montgomery County will continue to have F45 locations in Bethesda, Gaithersburg, Potomac and Silver Spring. The Gaithersburg location in Kentlands opened in 2024.

Windsor to Permanently Close

Windsor will permanently close its store at Westfield Montgomery in Bethesda on Sunday, August 16.

A sign posted at the store announces the permanent closure and directs customers to the brand’s other area locations at Westfield Wheaton, Tysons Corner Center and Fashion Centre at Pentagon City.

Windsor is a women’s clothing retailer specializing in trendy apparel and special-occasion fashion, including prom and homecoming dresses, cocktail and formal dresses, wedding guest attire, tops, denim, shoes, jewelry and accessories. The company says it operates more than 350 stores across the United States and Canada.

The Montgomery Mall location opened in 2019. No replacement for the space has been announced.

Lines Around the Block as PopUp Bagels Officially Opens First Maryland Store

PopUp Bagels officially opened its first Maryland location in Bethesda on Friday, August 14, drawing a large grand opening-day crowd with lines stretching around the block. We stopped by during the soft opening earlier this week for a first look at the new Bethesda shop. That preview can be seen below.

The new shop, located at 7607 Old Georgetown Road on the ground floor of the Solaire apartment building, held a brief soft opening earlier this week before Friday’s official debut.

Bethesda is PopUp Bagels’ second location in the Washington region, following the opening of its Georgetown shop in April. A third DMV location is currently under construction in Ballston, VA, and owner Brian Harrington recently told The MoCoShow that the company is scouting additional locations throughout the region.

PopUp Bagels has developed a large following for its small-batch bagels and social media presence. The brand has expanded beyond its New York and Connecticut roots with locations in Florida, California and the DC area.

Warning Period for New Stop Sign Cameras Begins August 17

The Takoma Park Police Department has announced that the city’s newest automated stop sign enforcement cameras will begin a 30-day warning period on Monday, August 17, before citations begin in September.

During the warning period, motorists who commit a stop sign violation at one of the camera locations will receive a warning rather than a citation. Citation issuance is scheduled to begin September 16. The new automated stop sign cameras are located at the following intersections and directions:

• Ethan Allen Avenue (MD-410), southeast at Jackson Avenue
• Carroll Avenue (MD-195), northeast at Lincoln Avenue
• Carroll Avenue (MD-195), southwest at Lincoln Avenue
• Philadelphia Avenue (MD-410), southeast at Holly Avenue
• Maple Avenue, southeast at Sherman Avenue
• Maple Avenue, northwest at Sherman Avenue
• Maple Avenue, northbound at Ritchie Avenue
• Maple Avenue, southbound at Ritchie Avenue
• Maple Avenue, southeast at Grant Avenue
• Maple Avenue, northwest at Grant Avenue

According to Takoma Park Police, the goal of the stop sign camera pilot program is to encourage compliance with traffic laws, reduce dangerous driving behaviors and improve safety for motorists, pedestrians and cyclists within the city’s school zones.

Police are reminding motorists to remain attentive, drive safely and obey all traffic signs and laws. Additional information can be found here.
